Homeownership and Taxes: Deductions to Discuss

Homeownership can affect taxes, but a deduction or credit is not guaranteed and should not be necessary for a purchase budget to work. This overview was reviewed in October 2026; tax rules should be checked annually.

Mortgage interest and property taxes

Eligible mortgage interest may be deductible when you itemize, subject to debt-use rules, limits and other requirements. Property taxes may fall within the state and local tax deduction rules, which include limits and eligibility provisions that can change by tax year. Compare itemizing with the standard deduction before assuming these expenses will reduce your federal tax.

Other costs and potential benefits

Principal repayments and ordinary personal maintenance are generally different from deductible mortgage interest. Points, improvements, energy-related incentives and a future sale can have separate rules. Do not assume an older article’s credit, dollar cap or expiration date applies to your current return. State treatment can differ from federal treatment.
