Should You Make Extra Mortgage Payments?

Extra principal payments can reduce future interest and shorten repayment on many mortgages. Before committing available cash, compare that benefit with other debts, reserves and financial goals.

Confirm how payments are applied

Ask your servicer how to designate extra funds for principal and confirm the result on your statement. The required regular payment remains due unless the loan terms or a formal modification say otherwise. Check for prepayment provisions and avoid assuming a third-party payment plan is necessary.

Understand the tradeoff

Reducing principal can reduce interest that would otherwise accrue, but it ties cash up in the property. Paying extra generally does not automatically lower the scheduled monthly payment; a permitted recast or other change may have separate requirements and fees. Accessing equity later can require a new loan, costs and qualification.

Compare priorities

Consider emergency savings, higher-cost debt, retirement contributions and upcoming expenses. Use your actual balance, rate and term to estimate savings rather than relying on a generic example. A tax or financial professional can help assess broader priorities. The suitable approach depends on your circumstances, not simply on paying the mortgage off sooner.
