Can You Buy a Home Before Starting Your New Medical Position?
Potentially, yes.
One of the most useful features of this Medical Professional loan program is the ability, in certain circumstances, to qualify using income documented by an eligible employment contract or offer letter.
The program permits an employment start date of up to 150 days after the mortgage Note date when its requirements are satisfied.
This can be particularly helpful for medical professionals relocating for a new position or transitioning from residency or fellowship into practice.
What About Medical School Student Loans?
Student loan debt doesn't necessarily prevent a medical professional from qualifying for a mortgage.
For Qualifying Residents and Fellows
For borrowers who are currently in—or will be entering—a qualifying residency or medical clinical fellowship program, certain student loan payments in deferment, forbearance or reporting $0 under an income-based repayment plan may be excluded from the debt-to-income ratio when program requirements are met.
For Other Medical Professionals
For other medical professionals, the qualifying treatment of student loans depends on the loan's repayment status and documented payment.
