Mortgage Closing Costs Explained for Homebuyers

Closing costs are charges associated with obtaining financing and completing a property transaction. Actual costs vary by loan, property, location and selected providers, so a percentage estimate is only an early planning aid.

Separate fees, prepaids and escrow

Loan charges may include origination fees and discount points. Third-party charges can include appraisal, title, settlement and recording services. Prepaid interest and insurance premiums cover expenses for a period of time; escrow deposits fund future covered bills. An inspection may be paid separately before closing and does not guarantee the property has no defects.

Understand credits and tradeoffs

Permitted seller credits and lender credits can reduce the amount you pay upfront. A lender credit may be paired with a higher interest rate, affecting future cost. Credits do not erase the underlying expenses, and limits depend on the program. Financing costs where permitted increases the balance and can increase interest paid.

Compare the documents

Review Loan Estimates for comparable loan terms and ask which services you can shop for. Compare the Closing Disclosure with your earlier estimate and resolve unexplained differences. Cash to close also accounts for the down payment, deposits and credits. The CFPB’s Loan Estimate and Closing Disclosure explainers can help you understand each section.
