What Happens After Your Offer Is Accepted on a House?
An accepted offer starts a period of contract deadlines, property review and loan underwriting. The sequence varies by contract and transaction; maintain a shared calendar with your real estate, mortgage and closing professionals.
Confirm deadlines and earnest money
Send the signed contract to your mortgage professional. Confirm the earnest-money amount, holder and delivery deadline with your real estate team. Earnest money is commonly credited at closing, but whether it is refundable depends on the contract, contingencies and timely notices. Do not assume a deposit can always be recovered.
Arrange inspections and property review
Choose an appropriately qualified inspector and understand what the inspection includes and excludes. Specialized evaluations may be needed for concerns such as structural issues, sewer systems or environmental conditions. Review the report with your agent and meet repair or termination deadlines. An inspection does not guarantee the home is free of defects, and an appraisal does not replace it.
Complete financing and insurance
Provide requested income and asset documents, discuss rate-lock terms and respond to underwriting conditions. The lender reviews the property and may require an appraisal or other valuation. If the value differs from the price, discuss financing and contract options promptly. Arrange required insurance early and confirm the premium and any coverage limitations.
Review final figures and closing steps
For most covered mortgages, the Closing Disclosure must be received at least three business days before consummation. Review its terms, costs and cash-to-close calculation against the Loan Estimate. Verify transfer instructions using a trusted phone number. Complete the final walkthrough with your agent and confirm signing, funding, recording and possession arrangements. Receiving a disclosure or signing documents alone does not establish that all closing conditions have been met.
