USDA Home Loans: Eligibility and Costs

What the program does

The USDA Single Family Housing Guaranteed Loan Program supports eligible primary-residence purchases through approved lenders. Qualified borrowers may obtain financing without a down payment, but still need to account for closing expenses and applicable fees. It is not restricted to first-time buyers and does not require working in agriculture.

Location, income and occupancy

The property must be in an eligible area and meet program requirements. Some suburban locations qualify; check the actual address rather than assuming an entire city is eligible. Household income limits depend on location and household circumstances. Program income eligibility and the income used for repayment qualification are different reviews. You must intend to occupy the home as your primary residence; vacation and investment properties are not the purpose of this program.

Qualification and costs

Lenders review repayment ability, credit, assets and the property under applicable standards. No down payment does not mean no cash is needed or automatic approval. Ask about guarantee fees, taxes, insurance, closing costs, acceptable funds and any permitted credits. Compare the complete payment and upfront costs with other financing options.

USDA also has a separate direct-loan program with different rules. Review the current guaranteed-program information and eligibility tools with your mortgage professional. For Oregon or Washington purchases, verify the address, household information and available lender options before relying on a program estimate.
