Mortgage Professional or Realtor First?

Mortgage professionals and real estate agents address different parts of a purchase. Starting financing conversations early can help define a search budget, while an agent can help evaluate properties and contract terms.

What a mortgage professional does

A mortgage professional reviews financing goals, qualifying income, credit, debts and funds. They explain available loan options, costs and documentation, and help with pre-approval and underwriting. Pre-approval is conditional; property eligibility and final verification still matter. The amount a lender may approve does not replace your own household budget.

What a real estate professional does

A real estate agent can assist with listings, comparable sales, showings, offers, inspections and contract deadlines. State licensing categories and brokerage relationships vary. Ask whom the agent represents and review the written agreement, compensation and cancellation terms before committing.

Choose each professional deliberately

Interview candidates about relevant experience, communication, availability, costs and the services included. Referrals can help create a shortlist, but you can make your own comparisons. Verify appropriate licenses and ask how the mortgage and real estate teams will coordinate. You are not required to choose a referred provider solely because someone recommends them.

If you buy without an agent

Understand the work you would handle yourself, including researching value, negotiating terms and tracking deadlines. The seller’s representative may not represent your interests. Consider independent legal advice for contract questions. Mortgage professionals explain financing; they do not replace a buyer’s real estate representation or legal counsel.
