Location: Wilsonville, Oregon

Client Profile: Retired homeowner purchasing a replacement primary residence

At a glance

The challenge
Buy a replacement home without a home-sale contingency.
The approach
Calculate qualifying income from eligible asset value under conventional guidelines.
The outcome
The client bought before selling and closed in less than three weeks.

Individual circumstances and results vary. All financing is subject to applicable requirements and lender approval.

How the asset-income approach works

  1. Review eligible assets
  2. Apply the qualifying-income formula
  3. Review mortgage qualification

A mathematical income calculation based on eligible asset value. Applicable asset, documentation and underwriting requirements still apply.

The Situation

One of my retired clients wasn’t actively shopping for a new home when the perfect opportunity unexpectedly appeared.

She owned her current Oregon home free and clear and was financially comfortable in retirement. Then a rare single-level home became available in one of Wilsonville’s most sought-after neighborhoods—just one block from her daughter’s home.

The location and layout made it exactly the type of property she had hoped to find someday.

Unfortunately, by the time she viewed the home, it already had multiple offers.

The Challenge

This wasn’t a typical home purchase.

My client had significant assets. Most of her wealth was in her home and investments, with less coming in as monthly retirement income.

The home had multiple offers. Requiring her current home to sell first would have weakened her offer. There was also too little time to arrange traditional bridge financing and compete with the other buyers.

Selling investments to raise cash wasn’t an attractive option either. Because she was sensitive to capital gains and income taxes, liquidating securities would have created an unnecessary tax burden and disrupted her long-term investment strategy.

The challenge wasn’t a lack of financial strength—it was finding the right financing structure quickly enough to make her offer competitive.

My Analysis

Rather than focusing solely on traditional income calculations, I evaluated my client’s complete financial picture.

I reviewed her investments, available assets, and retirement income. That review pointed to a conventional mortgage strategy using eligible assets to calculate qualifying income.

We qualified her under conventional lending guidelines using an asset-based income calculation. This method uses a formula to turn eligible asset value into monthly qualifying income. The calculation must meet the loan’s underwriting rules.

This approach required a detailed understanding of conventional underwriting guidelines and how asset utilization can be used when it meets agency requirements. While this isn’t the right solution for every borrower, it was an excellent fit for this client’s circumstances.

Because we pivoted quickly, I was able to complete the analysis, structure the financing, and issue a same-day pre-approval. Pre-approval remains conditional on income and asset verification, credit review, property appraisal or evaluation, and final underwriting approval.

The Financing Strategy

The approved financing allowed my client to:

Purchase her new home before selling her existing residence.

Submit a strong, non-contingent offer in a multiple-offer situation.

Avoid liquidating investments and triggering unnecessary capital gains.

Preserve her long-term investment strategy.

Move on her own timeline rather than rushing to sell her previous home.

Although the transaction required a full appraisal, we successfully closed the loan in less than three weeks.

The Outcome

My client secured the home she had hoped for in one of Wilsonville’s most desirable neighborhoods and is now living just a short walk from her daughter.

More importantly, she achieved her goal without compromising her long-term financial plan or losing the home because of financing delays.

This transaction demonstrates that the appropriate mortgage solution isn’t always the most obvious one. By looking beyond traditional qualification methods and understanding specialized conventional lending strategies, we were able to create a financing plan that aligned with both her financial goals and the realities of a competitive housing market.

What Other Homebuyers Can Learn

One of the biggest misconceptions I see is that every borrower fits into the same financing box.

Over my years helping Oregon and Washington homebuyers, I’ve learned that successful mortgage planning often begins by understanding the client’s entire financial picture—not just their W-2 income or retirement checks.

For buyers with substantial assets, retirees living on fixed income, or homeowners trying to purchase before selling their current home, there may be financing strategies available that aren’t commonly discussed.

That’s why choosing an experienced mortgage broker matters.

Access to a wide range of lenders is important, but knowing which financing strategy to use, when to use it, and how to structure it correctly can be the difference between missing an opportunity and moving into the home you’ve been waiting for.
