At a glance

The challenge
Another lender declined the loan just days before closing.
The approach
Match the transaction with a lender whose guidelines fit the documented funds.
The outcome
The buyer completed the Tigard investment-property purchase.

Individual circumstances and results vary. All financing is subject to applicable requirements and lender approval.

Not always.

One of the biggest advantages of working with an experienced independent mortgage broker is having options. Large national banks often have a single set of underwriting guidelines and limited flexibility. Mortgage brokers have access to multiple mortgage lenders, allowing us to pivot quickly when a transaction takes an unexpected turn.

This Tigard, Oregon investment property purchase is a great example of how experience, lender relationships, and creative problem-solving saved a transaction that appeared to be over.

The Challenge

A longtime Realtor referral partner was representing the seller of a rental property in Tigard, Oregon. The buyer, a successful local business owner from Lake Oswego, had already been pre-approved through a large national bank.

Everything appeared to be on track.

Then, just five days before closing, the buyer received devastating news—their loan had been declined.

The issue wasn’t credit.

It wasn’t income.

It wasn’t the property.

The bank’s underwriter decided at the last minute they would not accept the source of the buyer’s funds for closing. Because the buyer planned to use money from their business operating account for the majority of the down payment and closing costs, the underwriter determined the documentation didn’t meet that bank’s internal requirements.

With closing only days away, the buyer risked losing the property, their earnest money, and months of planning.

My Realtor partner immediately suggested the buyer’s agent contact me to see if there was still a way to save the transaction.

My Approach

After reviewing the loan file, I was confident the transaction could still be completed.

The challenge wasn’t that the borrower was unqualified—it was finding the right lender whose underwriting guidelines properly addressed the borrower’s situation.

Because Platinum Lending Solutions is an independent mortgage brokerage, I wasn’t limited to one lender’s interpretation of the guidelines.

Instead, I was able to:

Review the original loan structure and identify the true underwriting issue.

Match the borrower with a mortgage lender whose guidelines better fit the transaction.

Restructure the financing in a way that satisfied the new lender’s underwriting requirements.

Coordinate the transfer of the existing appraisal to avoid unnecessary delays and expenses.

Work directly with underwriting and all parties involved to keep the transaction moving as quickly as possible.

Every day mattered.

Communication with the borrower, Realtors, escrow, and underwriting was constant until the loan reached final approval.

The Results

Instead of losing the investment property, the buyer successfully completed the purchase.

Even more impressive:

The loan closed only one week after the original contract closing date.

The borrower received a better interest rate than the one originally offered by the national bank.

The existing appraisal was transferred, helping save both time and money.

The seller completed the transaction without needing to start over with a new buyer.

A transaction that appeared dead was successfully revived.

For the buyer, the result was the opportunity to purchase the investment property they had worked so hard to secure.

For the real estate professionals involved, it reinforced the value of having an experienced mortgage broker available when unexpected challenges arise.

Why This Loan Was Different

Many buyers assume getting pre-approved by a large national bank is the safest option.

In reality, every lender has different underwriting guidelines, overlays, and risk tolerances.

When financing becomes complicated, having access to only one lender can become a significant disadvantage.

As an independent mortgage broker serving Oregon and Washington, I have relationships with multiple mortgage lenders, allowing me to explore alternative solutions without forcing clients to start completely from scratch.

Sometimes the difference between a declined loan and a successful closing isn’t the borrower.

It’s finding the lender that fits the borrower’s circumstances.

Stacy’s Insight

One of the lessons I’ve learned after more than 25 years in mortgage lending is that a loan denial doesn’t always mean someone can’t qualify.

In some cases, a different lender’s guidelines may better fit the borrower’s circumstances.

This transaction reminds me why I chose the broker model. I have the flexibility to evaluate multiple lending options, communicate directly with underwriters, and pivot quickly when circumstances change. Large institutions certainly have their place, but when a loan requires creative problem-solving and fast decision-making, flexibility matters.

Saving transactions like this is one of the most rewarding parts of what I do because it means helping clients achieve their goals when they thought they had run out of options.

Facing a Last-Minute Loan Problem?

If your mortgage has been declined, delayed, or you’re worried your financing may not make it to closing, don’t assume the transaction is over.

Some loan denials may warrant reviewing whether a different lending strategy is appropriate.

Whether you’re buying a home, refinancing, or purchasing an investment property in Oregon or Washington, I’ll review your situation personally and let you know if another solution is available.

Sometimes a second opinion can save a transaction—and even improve the financing in the process.
